Carson City median home price jumps 12.9 percent in May;  Lyon and Douglas also see increase

Sierra Nevada Realtors released Tuesday its May 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, Storey and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.

May housing market highlights include:

  • Across all six counties, the median sales price for single-family homes is $565,000.
  • The median sales price for condominiums and townhomes across all six counties is $355,000.
  • Since April 2025, the combined median sales price of existing single-family homes in all counties has increased by 0.9%
  • Since April 2025, the combined median sales price of condominiums and townhomes across all counties has decreased by 9%.

“May’s housing market reflected a mix of modest growth and seasonal adjustment,” said SNR President Leandra Carr. “The median sales price for single-family homes rose slightly, signaling ongoing stability across all six counties. Meanwhile, the median price for condominiums and townhomes decreased from last month. These shifts highlight the importance of working with a realtor to navigate a market that continues to evolve as we move into the summer months.”

Please note that sales numbers in Carson City, Churchill, Douglas, Storey and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

  • In May 2025, Carson City had 44 sales of existing single-family homes, a 10.2% decrease from the previous month and from last year.
  • The median sales price for existing single-family homes was $585,000, an increase of 12.9% from the previous month and an increase of 6.8% from the previous year.
  • The active inventory in May 2025 was 98, an increase of 42% from last month and a decrease of 3% from last year.

Churchill County

  • In May 2025, Churchill County had 24 sales of existing single-family homes, no change from the previous month or from last year. 
  • The median sales price for existing single-family homes was $410,000, an increase of 1.9% from the previous month and an increase of 12% from last year.

Douglas County

  • In May 2025, Douglas County had 50 sales of existing single-family homes, an decrease of 35.1% from the previous month and a decrease of 12.3% from last year. 
  • The median sales price for an existing single-family residence was $714,294, an increase of 4% from the previous month and an increase of 2% from last year.

Lyon County (Includes stick-built, single-family dwellings and manufactured homes)

  • In May 2025, Lyon County had 108 sales of existing single-family homes and manufactured properties, an increase of 27.1% from the previous month and a decrease of 10% from last year. 
  • The median sales price for existing single-family homes and manufactured properties was $407,000, an increase of 2.5% from last month and an increase of 1.8% from the previous year.

Storey County

  • In May 2025, Storey County had 4 sales of existing single-family homes, a decrease of 33.3% from the previous month and from last year. 
  • The median sales price for existing single-family homes was $622,000, an increase of 27% from the previous month and an increase of 13.1% from last year.

Washoe County (Excluding Incline Village)

  • In May 2025, Washoe County, excluding the area of Incline Village, saw 637 new listings and 435 closed sales.
  • The median sales price for existing single-family homes in Washoe County was $591,490, an increase of 0.8% from the previous month and an increase of 0.3% from last year.
  • The active inventory in May 2025 was 1,040, an increase of 29.8% from last month and an increase of 50.7% from last year.
