August home prices down in Carson City and Douglas, up in Lyon County

Sierra Nevada Realtors on Tuesday released its August 2025 report on existing home sales in Carson City, along with Churchill, Douglas, Lyon, Storey and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service.

August housing market highlights include:

  • Across all six counties, the median sales price for single-family homes is $549,000.
  • The median sales price for condominiums and townhomes across all six counties is $385,000.
  • Since July 2025, the combined median sales price of existing single-family homes in all counties has decreased by 2.9%
  • Since July 2025, the combined median sales price of condominiums and townhomes across all counties has increased by 12.6%.

“August’s housing market shows that there truly is something for everyone in the current market,” said SNR President Leandra Carr. “Opportunities vary depending on a buyer’s profile, the type of home they’re considering and the market segment they’re in. With rental costs continuing to climb, homeownership still offers long-term advantages like stability, predictable payments and the ability to build equity. With interest rates expected to stabilize or even decline, affordability may improve in the months ahead. We’ve seen single-family home prices ease since July, while condos and townhomes have gone up. All of these factors emphasize the importance of working with a Realtor, whose expertise is essential, whether it’s guiding first-time buyers to the right fit or helping sellers price and market their homes effectively in a competitive landscape.”

Please note that sales numbers in Carson City, Churchill, Douglas, Storey, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

  • In August 2025, Carson City had 42 sales of existing single-family homes, a 14.3% decrease from the previous month and a 34.4% decrease from last year.
  • The median sales price for existing single-family homes was $500,000, a decrease of 1.9% from the previous month and a decrease of 9.1% from the previous year.
  • The active inventory in August  2025 was 105, a decrease of 16.7% from last month and a decrease of 38.2% from last year.

Churchill County

  • In August 2025, Churchill County had 16 sales of existing single-family homes, a 46.7% decrease from the previous month and a 38.5% decrease from last year. 
  • The median sales price for existing single-family homes was $397,450, a 1.3% decrease from the previous month and a 0.6% decrease from last year.

Douglas County

  • In August 2025, Douglas County had 71 sales of existing single-family homes, an increase of 1.4% from the previous month and an increase of 18.3% from last year. 
  • The median sales price for an existing single-family residence was $655,000, a decrease of 7.8% from the previous month and a decrease of 19.4% from last year.

Lyon County (Includes stick-built, single-family dwellings and manufactured homes)

  • In August 2025, Lyon County had 115 sales of existing single-family homes and manufactured properties, an increase of 21.1% from the previous month and a decrease of 0.9% from last year. 
  • The median sales price for existing single-family homes and manufactured properties was $410,000, an increase of 2.5% from last month and an increase of 3.9% from the previous year.

Storey County

  • In August 2025, Storey County had 4 sales of existing single-family homes, an increase of 33.3% from the previous month and an increase of 100% from last year. 
  • The median sales price for existing single-family homes was $480,000, a decrease of 8.6% from the previous month and a decrease of 27% from last year.

Washoe County (Excluding Incline Village)

  • In August 2025, Washoe County, excluding the area of Incline Village, saw 464 new listings and 398 closed sales.
  • The median sales price for existing single-family homes in Washoe County was $589,975, a decrease of 0.3% from the previous month and a decrease of 3.3% from last year.
  • The active inventory in August 2025 was 1,233, a decrease of 7.4% from last month and an increase of 11% from last year.
